Country Crossing Business Center Second Addition, Outlot A Zoning/Land Use BP (Business Park) / LI (Light Industrial) Attachments • Location map • Preliminary Plat Background In 1997, the applicant platted Country Crossing Business Center Second Addition which consisted of one industrial lot and one outlot. The applicant currently proposes to plat outlot A of Country Crossing Business Center Second Addition into two lots, lot 1 (6 acres) and lot 2 (7.97 acres). The proposed lots exceed the 1.5 acre minimum lot size requirement in the business park zone. 13065 Orono Parkway • P.O. A condition of the platting of Country Crossing Business Center Second Addition was a buffer strip consisting of earth berming and planting to be installed along 183rd Avenue (adjacent the residential property) at the time the parcels are developed. The condition would be a requirement of any development in the Third Addition as well. Access to the proposed lots are off of Business Center Drive which will minimize the impact on the neighboring residential properties. Development proposals of a permitted use for the proposed lots will be subject to staff site plan review. Conditional uses for the proposed lots will require a conditional use permit and additional reviews by the Planning Commission and City Council. Drainage and Utilities Utilities are currently available to serve the proposed properties off of 183rd Avenue. The preliminary plat shows proper drainage and utility easements. • Master Park and Recreation Plan The proposed plat lies in Park Service Area Number 3. The area's park needs are currently being served by Pinewood Golf Course. The Park Plan calls for the dedication of a neighborhood park in this area. There are no trails or sidewalks identified in the Park Plan to cross or go through this site. The is a sidewalk on the south side of Business Center Drive and a sidewalk on the south side of 183rd Avenue NW.
