Overview
The applicant's property is located on the north shore of West Twin Lake.
The property is split by 201st Avenue with 3.8 acres on the south side,
adjacent to the lake, and 11.35 acres on the north side of the road. They are
proposing to create 2 lots, one on each side of the street.
Currently there are no parks in this area and it is not in any park service
area. There is little opportunity for park creation with this subdivision. The
lots are large with 2.5 acre minimums which provide ample private
greenspace for residents.

• Recommendation
Staff recommends that the Parks and Recreation Commission recommend the
following:
• THAT PAYMENT OF PARK DEDICATION FEE IN THE AMOUNT OF $650 BE
MADE FOR THE NEW LOT BEING CREATED TO BE PAID PRIOR TO
RECORDING THE ADMINISTRATIVE SUBDIVISION.
