Request
Staff requests the Park and Recreation Commission review the Richard Bury
Administrative Subdivision park dedication requirements.

Background
The existing parcel is mostly wooded and all but the proposed new 7.5 acre
lot lie within the Mineral Extraction Overlay District. The existing parcel is
presently divided by the City Railroad Trail.
The propose new 7.5 acre lot lies west of the City Trail and adjacent to
residential properties and farmland. The 18.54 acre parcel will be sold to the
gravel quarry to the east. The 7.8 acre parcel south of 221St has been
• adjoined to Richard Bury's adjacent parcel through a lot line adjustment.

111 Master Park and Recreation Plan
The proposed Administrative Subdivision is outside the Park Service Areas
and is in an area not identified for an Area Wide Park.
City Trail
The City Trail crosses this property with a 200 foot easement (easement
document# 236928). According to the Certificate of Survey attached, the
easement does not line up with the centerline of the trail or the former
railroad right-of-way. The applicant may approach the city to adjust the
easement location to fit the trail.
Recommendation
Staff recommends that the Parks and Recreation recommend a cash
dedication in lieu of land to satisfy the park dedication requirements for the
one new lot being created.
