Construction), Case No. P 97-2 Preliminary Plat for John Lundberg, Case No. P97- 3 Attached for your review is the preliminary and final plat for Island View Fourth Addition and the preliminary plat for John Lundberg. Island View Fourth Addition is located on the south side of County Road 35 just west of Meadowvale Road (Brown's Greenhouse property). It involves subdividing a 17.5 acre parcel into 4 residential lots. All of the lots will be accessed from County Road 35. • The site is mostly open and low with 2 county ditches and a DNR classified stream flowing through it. There is also a pond on the site formed when the stream was dammed, and a lagoon constructed to provide irrigation water for the greenhouse facility. There are no trails or parks planned for this site according to the Comprehensive Park Plan. Staff is suggesting a park dedication fee be required for this plat. This plat is on the agenda for the April 21, 1997 City Council meeting. Your comments will be appreciated. The John Lundberg plat involves subdividing approximately 40 acres into 3 residential lots about 2.5 acres and a remaining 62.5 acre parcel. The property is located on County Road 1 and 207th Avenue NW. The plat includes the construction of 207th Avenue to provide access to the new lots. There is a large wetland complex on the rear of the plat, as well as an existing residence and accessory buildings. The plat is situated on a ridge with open fields and woods. According to the Comprehensive Park Plan, County Road 1 along this plat is shown to have a widened shoulder in the future; there are no parks planned for this site.
