1. Lafayette Woods Preliminary Plat - Case P 95-2
This proposed project was reviewed by the Park and Recreation
Commission last year. The recommendation at that point was to accept
the land dedication of approximately 30 acres along the north end of the
plat. This large open space area has a potential to serve as an open
• space/trail corridor to connect with the city trail on the west and the
Highland Avenue corridor to the east.
As this project worked its way through the Planning Commission and City
Council, interest was expressed in trying to receive a combination of both
land and cash as part of this development. Staff had met with the
developer to discuss a land and cash contribution. The result of this
meeting was to give partial credit to the large land area dedicated on the
north, due to the extreme slopes and wetland conditions that exist and
assign credit to basically a corridor that could be utilized for trail purposes.
This land area amounted to approximately 50% of the park dedication
requirements; therefore, the balance which would be paid in cash, came to
an amount of approximately $53,000.
In addition to this change in the park dedication requirements there were
also a few additional improvements the developer had not anticipated, one
of which was a sidewalk along the main road bisecting the development.
With these additional costs, the developer has proposed to extend the
northerly cul-de-sac in the plat to create an additional seven lots to help
offset some of these costs that have been incurred through the process.

411 Requested Action
The Park and Recreation Commission is asked to consider this amendment
to the preliminary plat for Lafayette Woods and provide a recommendation
for the Planning Commission and City Council to consider.
2. Nordic Woods (previously known as Oak Creek Estates) -
Case No. P 95-8
This particular development was reviewed by the Park and Recreation
Commission at last month's meeting. As a result of addressing some
issues expressed by staff, the plat has taken on a slightly new
configuration. Two noticeable changes are the developer's avoidance of
impacting the DNR stream along the western boundaries of the plat and
also extending the street further south through the Nord property
providing access to County Road 1 at a desirable location.
Requested Action
The Park and Recreation Commission is asked to review this plat and
either reaffirm their recommendation from last month or modify it
• accordingly.
3. Hillside Crossing II Commercial Planned Unit Development
and Preliminary Plat - Case No. P 96-1
Last month, this project was presented to the Park and Recreation
Commission as a conceptual plan. Since that time, a formal application
along with plans have been submitted for a public hearing to be held by
the Planning Commission on February 27, 1996. Once again, the Park
and Recreation Commission is asked to review this project as it relates to
the entire Hillside Estates Planned Unit Development and how the park
needs in this particular project may be tied into surrounding areas.
Requested Action
The Park and Recreation is asked to either reaffirm their recommendation
from last month or amend it accordingly.
4. Administrative Subdivision for Grace Assembly of God Church -
Case No. AS 96-1
This requested administrative subdivision is located at the intersection of
• Tyler Street and County Road 13. It is a parcel of property approximately

• 38 acres in size and is proposed to be subdivided into two large parcels. At
this time, Grace Assembly of God Church is proposing to complete the
administrative subdivision in order to consider building a church on the
larger of the two parcels sometime in 1996.
Requested Action
The Park and Recreation Commission is asked to review this
administrative subdivision and provide a recommendation for the City
Council's consideration.
