Northeast corner of Elk Hills Drive and Highway 169
• OVERVIEW
Elk River Development Corporation is proposing a preliminary plat to
subdivide approximately five (5) acres into four (4) commercial lots to
accommodate a commercial planned unit development.
The Park & Recreation Commission is requested to consider the park
dedication requirements for this proposed preliminary plat so the
recommendation can be included to the Planning Commission. One of the
issues staff will present to the Planning Commission is the possibility of
extending a sidewalk along Dodge Street from Elk Hills Drive to 193rd.
Currently, there is sidewalk on the north side of Elk Hills Drive to Dodge
Street, at which point it terminates. Dodge Street between Elk Hills Drive
and 193rd operates almost as a frontage road to serve the residential and
commercial area along this stretch of road. Therefore, it will be
recommended to the Planning Commission that they consider requiring
sidewalk along Dodge Street as part of this commercial project and for the
City Council to consider as a capital improvement to extend the sidewalk
further north along Dodge Street connecting with 193rd at a later date. This
extension of sidewalk will provide a complete loop from Elk Hills Drive to
193rd connecting with either existing or proposed sidewalk improvements.

RE COMMENDATION
The Park and Recreation Commission may consider park land or cash to
satisfy the park dedication needs. In this particular application, if cash is
requested, payment of $1,500 per acre ($6,750) would be made or ten (10)
percent of the subdivision's land may be dedicated for park purposes.
Currently, there is a park just north on Dodge Street to serve the Deerfield
III Addition, therefore, it may be appropriate to collect cash as part of this
preliminary plat proposal.
