Ramsey retail gets green light

Ramsey Town Center's first retail phase recently received a green light from the
city of Ramsey. The developer Ramdance plans to break ground on the 100,000
square foot grocery-anchored project in spring 2005 with delivery scheduled for late
fall 2005.
The project will be anchored by a 62,000 square foot Coburn's grocery store that
will be expandable to 70,000 square feet. The grocery will feature an integrated
pharmacy and liquor store and also will offer dry-cleaning services. The balance of
the phase one includes an 8,000 square foot fast casual building as well as some
additional retail space.
• Greg Hayes, director of real estate for Shingobee Builders Inc., says that about half
of the 30,000 square feet of remaining retail has been spoken for through letters of
intent.
Shingobee is the general contractor, RSP is the project architect and URS is the
project engineer. The retail space is being marketed by CB Richard Ellis' Andrew
McConville and Gregg Erickson.
Ramsey Town Center is a mixed-use project being developed by Ramsey Town
Center LLC on a 322-acre site along Highway 10 in Ramsey. The plan calls for
more than 2,000 housing units, 400,000 square feet of neighborhood-oriented shops
and an office component that's expected to include a mix of medical, research and
development and financial users.
The three remaining retail phases total 300,000 square feet and will be built out
over the next three to five years.
Elness Swenson Graham Architects Inc. and Close Landscape Architecture are the
master plan architects and architectural designers of Ramsey Town Center.
