Located 19230 Evans Street, Lot 1, Block 1, Hillside Crossing Five Zoning/Land Use PUD (Planned Unit Development) / HC (Highway Commercial) Attachments · Location map · Site plan Overview The applicant is proposing a 459 square foot expansion to their restaurant. The expansion involves enclosing a portion of the patio area in the front of the restaurant. They will be increasing the number of seats by 30, from 98 seats to 128 seats. The new west side building elevation will be consistent with the existing exterior. The expansion should not affect the existing drainage on site. Parkin,q and access Access into and through the site will not change and no parking spaces will be lost because of the expansion. The proposed addition will not affect the existing drive through. There are 43 parking spaces on site. With the proposed addition 13065 Orono Parkway · P.O. The site plan meets the parking requirements. Landscaping The proposed expansion will eliminate the existing foundation plantings along the front of the building. The applicant is proposing to relocate that plant material if possible. Other landscaping on the site will not be affected by the expansion. An additional black hills spruce and crabapple are proposed in the northwest corner of the site, between Evans Street and the drive through aisle. Planning Commission Meetinq At the Planning Commission meeting held on May 23rd, no one spoke at the public hearing. The Commission recommended approval of the proposed expansion. Recommendation The Planning Commission and staff recommend the City Council approve this request for a conditional use permit to build an addition to Culver's restaurant with the following conditions: 1. All conditions included as part of the approval of CU 97-22 shall be complied with. 2. In addition to the additional trees proposed as part of the expansion, landscaping be installed per approved landscaping plan dated 9/9/97 and the existing plantings impacted by the expansion be relocated on site.
