Overview
The applicant proposes to modify a portion of the basement of her house in order
to raise and sell show rabbits. The rabbits will be kept in cages located in the
laundry room. Each cage would house one rabbit or one litter of rabbits and the
maximum number of cages she would have is 24. There will be no exterior
modifications to the house to accommodate this use. No signage is proposed
and there should be no additional traffic generated by the proposed use.

The rabbit waste will be mixed with yard waste, composted and used as fertilizer.
Should the compost pile become a nuisance, the waste will have to be disposed
of off-site.
Planning Commission Meetin;I
At the Planning Commission meeting held on July 25th one person spoke at the
public hearing. Donna Horvath asked if granting this CUP would set a precedent.
Staff explained that each application was reviewed on its own merits and this
would not set a precedent. The Planning Commission discussed the need for a
yearly license, similar to dog kennels. The Commission added a condition
requiring yearly inspections and an annual permit.
Recommendation
The Planning Commission and staff recommend the City Council approve the
conditional use permit to allow raising show rabbits with the following conditions:
1. Should the composting of rabbit waste become a nuisance, the applicant
shall dispose of the waste off-site.
2. The premises be subject to on-site annual inspection and license.

Re: Request for Conditional Use Permit
To Whom it May Concern,
The following outline will explain my request for a Conditional Use Permit.
REASON: To house show rabbits for personal show rabbit hobby.
HOUSING: Rabbits will be housed in the basement of my dwelling. (Hutches are made specifically for rabbits,
are designed to stack and will vary in size from 24X24 inches to 24X30 inches.) Holland Lops are the
specific breed I will be showing and reach a maximum weight of 3 to 4 pounds. These sizes of hutches
are more than sufficient for this breed, as 18X24 is the minimum size hutch recommended for this size
breed.

FUTURE CAPACITY: My anticipated maximum capacity would be around 24 cages. Each cage would house
one rabbit or one growing litter of rabbits.
RABBITS: Since these are show quality rabbits approximately 80% of offspring would be sold or traded to other
rabbit showers. Another 10% would be retained by myself, and approximately 10% could be sold as
pets. None would be sold for commercial use or meat.
WASTE: 100% of rabbit waste is compostable and suitable for landscape use. I will be utilizing all waste for this
purpose. We already have an established compost pile for our yard waste and pet rabbit waste.
SIGNAGE: NONE. Occasional advertising would be done through local newspapers.
TRAFFIC: NONE. No additional traffic impact. Rabbits to be sold will be taken to shows or an occasional buyer
may drive to my house.
SITE IMPACT: NONE. Nothing different to property is being done.
