Request
The owners of the western triangle area, Dennis Chuba and Rich KJ_ncannon, have requested
Council direction regarding future use of their property located at the west edge of the
corporate limits south of Highway 10. The property is within the Urban Service District
(removed in 1999, added back in 2001) and is currently zoned Highway Business.
Background
The owners met with the Planning Commission mid-2003 with several concept plans; one of
which was an extension of the townhomes in the West Oaks subdivision. The Planning
Commission suggested that the site should remain commercial. The owners have indicated
that if it were to remain commercial, they would prefer to construct mini storage on the site.
Mini storage is not allowed in the C3 District unless it is on land outside the Urban Service
District.
Staff asks that the Council provide some direction to staff which can be forwarded to the
owners regarding the preferred use of this site. Possible uses could include townhomes,
multifamily (apartments), or commercial.
