Request
The City Council is asked to consider the replatting of Outlot A of The Pines Town Office
Park 2nd into two parcels to create a buildable lot for the proposed Abra facility (Item 6.2).
The final plat will create Lot 1, Block I of The Pines Town Office Park 3~d and a remnant
Outlot A.

Analysis
The applicant is requesting that Outlot A of The Pines Town Office Park 2nd be subdivided
into two parcels. Lot 1 Block 1 will be 3-acres in size while the remnant Outlot A will be
3.49-acres in size. The proposed lot meets the Business Park District standards.

The subject parcel is vacant and an application for a Conditional Use Permit for an Abra
Auto Body has been submitted and will be reviewed by the Council at its August 16, 2004
meeting.
Grading. Drainage and Utilities
The City Engineer's memo addresses grading, drainage and utilities.
Recommendation
Staff recommends that the City Council approve the request for an Administrative
Subdivision (The Pines Town Office Park 3fa) with the following condition:
1. ALL COMMENTS OF THE CITY ENGINEER SHALL BE ADDRESSED.

Dear Mr. Leeseberg:
Pines Town Office Park 3 Addition.
As requested, we have reviewed the final plat for The ' · ' rd
As you are aware, this is the replatting of Outlet A of The Pines Town Office Park 2nd
Addition to create a buildable lot for the proposed ABRA Auto Body Shop. The final plat
creates Lot 1, Block 1 of the western 393.14 feet of Outlet A. The remainder is platted into
Outlet A of The Pines Town Office Park 3ra Addition.
Lot 1 dedicates additional drainage and utility easement adjacent to the existing easement
along the western edge of the lot for the expanded storm water poncling area. In our site
plan review letter dated July 14, 2004 we indicated that it appears slightly more drainage and
utility easement will be necessary to encompass the entire pending area shown on the
grading plan. We also indicated that drainage and utility easement will be needed in the
southeast corner over the watermain leading to the hydrant to be located on the site. At this
point in time, we have not seen a revised plat showing these two changes to the drainage and
utility easements, however the owner's representative has indicated they will make the
appropriate revisions. Therefore, we would recommend approval of The Pines Town Office
Park 3rd Addition final plat with the additional drainage and utility easements discussed
above.
