Dear Mr. Townsend:
Subject: Elk River Post Office Relocation
III The Economic Development Authority (EDA) owns an approximately 4.36
acre lot in the Elk River West Business Park, within the boundaries
identified as your preferred area for a site for the relocation of the Elk River
Post Office. This lot lies in the proximity of US Highway 10 and Joplin
Street NW (map attached), generally between the Sherburne County
administrative offices and Elk River City Hall. This West Business Park lot
is zoned BP-Business Park, which is an appropriate zoning for the postal
facility's distribution operation.
The Elk River Housing and Redevelopment Authority (HRA) owns an
approximately 3/4 acre lot at the corner of King Avenue and Main Street in
downtown Elk River. This lot will accommodate a building of approximately
10-12,000 square feet and is zoned Cl-Central Commercial.
Staff is proposing that the EDA and HRA begin discussions with the postal
service to determine the feasibility of the following concept:
• The EDA would sell the West Business Park lot - approximately
$198,000 - to the postal service for its distribution operations.
• The HRA would make the land it owns at the corner of King
Avenue and Main Street available to a developer to construct a
multi-tenant facility of which the postal service retail operations
• would stand as a primary anchor tenant.

Staff believes this package can act as a positive incentive for the postal
service, and we would like to encourage you to consider it as you explore your
various opportunities. I look forward to further discussions regarding this
issue.
