Request by John Plaisted for a Setback Variance
Per the attached letter from the applicant, he has withdrawn his request for a setback variance
from 10 feet to 0 feet to construct a twinhome. He intends to construct two homes on the
individual lots that we created by Council action in September.
The Board of Adjustments granted the variance to reduce the lot width from 80 feet to 77 feet.
No further action is required by the City Council. The adjacent neighbors were notified of the
applicant's decision.

Dear Michele:
On behalf of the applicant, John Plaisted, a request is being made to withdraw Mr. Plaisted's request for a
twin home zero lot line concept ftorn further discussion and action by the City. Mr. Plaisted has reworked
the site plan to accommodate two single family home sites on the !WI \ lots (one per lot). Your favorable
review of the sketch and' subsequent phone discussion with us today left us with the fonewing
understanding:
The simple plat can be corrected to show the new lot line cenJiguration for the lot split
A full grading plan would not be required until such time as a building permit is requested
Driveways must meet the five foot setback requirement.
Lots must meet area and drainage and utility easement requirements
No further Council action is required for a variance to lot frontage or the lot split
If we have mis-stated our understanding, please call us.
