Recommend,by motion,approval of the Final Plat of ER Ventures Addition with the following conditions: 1. Park dedication shall be paid for 5.52 acres at the rate applicable when the subdivision is released for recording. The anticipated rate to be approved by the council is 8%of the county assessed value. (Approx. $28,858) Staff will determine the final amount when the plat is released for recording. Background/Discussion Case Number P 16-07 The subject property is east of Highway 169 and south of Main Street and will be utilized for a retail store. Lot Sizes: Lot 1 —2.75 Acres Lot 2—2.77 Acres Oudot A—4.63 (no park dedication) Parks and Recreation Master Plan The Neighborhood Parks Service Area text in Chapter 5 of the master plan states, recreation facilities should be developed when 300 or more households within cluster developments or on lots less than 2 acres are located within 1.5 miles of the park.The subject property does not meet this requirement. Therefore, staff recommends the Parks and Recreation Commission recommend Park Dedication be in the form of cash. Trail Connectivity (Figure 5.6),as indicated in the master plan, states that Priority Conceptual Connections are desired along Meadowvale Road. No trails are identified near the subject property.
