Background/Discussion Case No. ZC 16-07 Pat Briggs, owner of the property located at 75-134-2303,requested a zone change allowing future development for a multi-family residential facility. The property is currently zoned C-2 Office District which doesn't allow residential uses. The applicant has not submitted a site plan and is only seeking a rezoning at this time. Applicable Regulations In reviming a proposed amendment, consideration shall be given to existing conditions P)ithin the area directjand indirectly affected by the proposal, the conservation of propeqy values, the use to P)hich the properly affected is being devoted at the time, and relevantprovisions, if any, in the land use plan. The Comprehensive Plan cites the Mississippi Connections Plan for guidance. The plan guides areas along Jackson Avenue and Lion's Park for incorporation of high density housing options. The zone change achieves the desires of the Comprehensive Plan by increasing housing opportunities near Lion's Park. Surrounding land use includes Lion's Park (west),vacant land (north), single-family (east), and commercial and industrial (south). The proposal doesn't adversely affect surrounding properties. Planning Commission The Commission did not have any concerns with the request;no one spoke for or against the application during the public hearing and the Planning Commission recommended approval 5-0.
