Background/Discussion
Jason Regenscheid, of Regenscheid Homes,is proposing an 18 lot subdivision south of County Road 33
and east of Highway 169. He is looking for feedback from staff and the City Council.
Zoning
The property is zoned R1 (Single Family Residential) with minimum lots sizes of 2 '/z acres and 160 feet
minimum lot width at public right-of-way. Public utilities will not be included as part of this subdivision,
and all homes will be served by private well and septic.
Plat
The propose plat provides 18 buildable lots and one Outlot. All of the lots meet the dimensional
requirements for the zoning district.
One through street (Street A) connecting County Road 33 on the north end with Zane Street and 202nd
Avenue on the south end is proposed. A pair of secondary streets (Streets B & C) will align with a cul-de-
sac street on an adjacent parcel. This concept has been ghost platted for reference.
Staff is supportive of the Non-Urban Residential Street Section as proposed.
Comments and Questions
■ What is the purpose of Outlot A? Is it being proposed as a ponding area or is it an existing
wetland? If neither, this lot should be combined with lots 8 and/or 9.
■ The applicant should verify what Sherburne County will require for turn lane additions on County
Road 33.
■ Temporary cul-de-sacs will need to be constructed on Street B and Street C.
■ Staff would prefer to see Street C shift north and future Street B curve to and connect to Street C
rather than providing a future permanent cul-de-sac. See attached Street Connection Exhibit A.
■ The applicant will need to detail the proposed street connection at Zane Street and 202nd
Avenue. Staff prefers an option as shown on the Street Connection Exhibit B.
■ Wetlands present on site will need to be delineated.

■ A 45 foot drainage and utility easement shall be shown around all delineated wetlands and storm
water ponds.
■ The applicant will need to work with staff on street names.
