Background/Discussion st Ave (Cornerstone) has increased over Development interest along the Highway 10 corridor south of 171 the past couple of years. Construction of multiple projects and development requests have begun to shape the area and with the recent ordinance amendment request related to outdoor storage, there is an increased focus on aesthetics and the southern entrance to Elk R The segment of roadway is about 2.8 miles long and includes eight different land use designations, FAST (Focused Area Study) Highway Business Mixed Use Open Space Public Institutional Agricultural Research Industrial Residential and ten different zoning districts, Highway Commercial (C-3) General Industrial (I-3) Single-family Residential (R-1a & R-1d) Business Park (BP) Agricultural Research (AR) Light Industrial (I-1) FAST (subzones) East Elk River Gateway The Hinge Hwy 10 Service Commercial The area also includes plans for installation of signalized intersection and frontage road which will provide access to a new north-south connection from Twin Lakes R significant amounts of developable land. There are also code enforcement and vacant building concerns which should be addressed as part of a larger redevelopment project for the area.
