Ave (Cornerstone) has increased over
Development interest along the Highway 10 corridor south of 171
the past couple of years. Construction of multiple projects and development requests have begun to
shape the area and with the recent ordinance amendment request related to outdoor storage, there is an
increased focus on aesthetics and the southern entrance to Elk R
The segment of roadway is about 2.8 miles long and includes eight different land use designations,

and ten different zoning districts,

The area also includes plans for installation of signalized intersection and frontage road which will
provide access to a new north-south connection from Twin Lakes R

There are also code enforcement and vacant building concerns which should be addressed as part of a
larger redevelopment project for the area. The City Council directed staff to pro-actively enforce code

desire to focus on commercial, industrial, or residential uses?
Consider changes to the land use and zoning maps, relationships between districts, frontage along
Highway 10, frontage/backage roads, new or improved street connections, and redevelopment
opportunities.
