SUBJECT: Award Quotes for Emporium
Attached for your information is a memo from Building Official Cliff Skogstad and
the quote from Riverside Companies related to the office construction improvements
at Emporium. The Community Recreation organization has authorized
expenditures up to $10,000 for the office improvements and signage. We may end
up slightly above this total, but there are some benefits to the city for as long as
these offices are being used and Emporium is in operation. Any cost overage is
proposed to come from the 1999 recreation budget.

Cliff has indicated to me that this proposal is really a "work in progress" proposal.
In this regard, Cliff and Keith from Riverside Companies will be working together
and evaluating cost saving options as the remodeling takes place. Cliff and I are
both comfortable working with Keith, especially considering the job he did on the
original remodeling of the old liquor store.
Recommendation
It is recommended that the City Council accept the vote from Riverside Companies
for work at Emporium for approximately $10,000.

SUBJECT: Accepting Quote from Riverside
Companies for Emporium Remodel
After designing plans for the offices at the Emporium and working with Michelle Berg,
the plans were complete to receive quotes. Three companies were asked to provide a
quote for the work needed at this facility. They were Riverside Companies, J. Benson
Construction Corporation, and Greg Kreuser Construction. Of the three we received one
quote; Riverside Companies. The other companies were too busy to do the construction
or even bid the project. Riverside Companies did the remodeling a year ago for Youth
Bound and did an exceptional job.

Provided for you is a copy ofthe quote. The price came in at $9,970. Other possible
expenses associated with this job will be the electrical and the sprinkler system, if
changes have to be made to them. Preliminary review shows that the sprinkler system
should be in compliance with the code. Riverside Companies also provided unit prices
for the electrical. This price will depend on the amount of receptacles needed.
At this time I am requesting the council's approval for accepting Riverside Companies
quote for the office expansion at the Emporium.

protection numbers. I will use unit pricing for those items, which will work OK, as we are not
sure what we can and cannot use as fixtures.
