Approve,by resolution, the Plat of Hidden Creek Farms Second Addition.
Background/Discussion
Case No. P 17-22
The applicant submitted the plat of Hidden Creek Farms Second Addition to combine three buildable
lots into two. As there is a reduction in the number of parcels, the plat is exempt from our subdivision
ordinances,but falls under the recently approved Platted Exemption regulations,which does not require a
public hearing.
An easement vacation related to this application will also be presented as a public hearing during the
December 18, 2017, City Council meeting. Two of the lots being combined have five-foot easements
between them. Once combined, these easements will no longer be needed. A five-foot drainage and utility
easement will be established around the perimeter of each lot in the new plat.

Resolution 17-
A Resolution of the City of Elk River Granting Plat Approval for Hidden
Creek Farms Second Addition, Case No. P 17-22
WHEREAS, application has been made for plat approval,pursuant to Section 30-352 of
the Elk River City Code of Ordinances, of the property legally described on attached Exhibit
A and hereinafter referred to as "the Property"; and
WHEREAS, pursuant to Minnesota Statutes the proposed lot combination is exempt from
the subdivision requirements described in Chapter 30 of the City Code of Ordinances; and
WHEREAS, the proposed plat complies with the requirements regulating the combination
of parcels across taxing districts, as established by Sherburne County, and the requirements
of the City Code for approval of the plat of the Property.
NOW, THEREFORE, BE IT RESOLVED
1. The officers of the City are hereby authorized to sign the final plat for the Property
and to issue a certified copy of this Resolution giving final approval of the plat.
2. The owner of the Property is authorized to record the Final Plat as required by law
and shall file proof of said recording with the City. No building permits will be
issued for the Property until the final plat is recorded.
3. This final plat approval shall expire two years from the date of this resolution if the
final plat is not recorded within that time.
