RE: ELK RIVER MUNICIPAL UTILITIES BUILDING DEMOLITION
Dear Council members:
As directed, we have solicited and received four quotations for the removal of the Elk River
Municipal Utilities building located at 322 King Avenue. As you are aware, this is part of the
King Avenue parking lot expansion. The quotations include removal of the building
including foundation and basement, capping of the sanitary sewer and water services at the
building, backfilling the basement with granular material and removing curb around the
building. The site will be left in a fully-filled, fenced condition until the parking lot
construction project can begin later in the Spring. The four quotes we received are listed in
the following table:

As a point of reference, our letter of December 24, 2003 estimated the asbestos abatement
and demolition of the Elk River Municipal Utilities building would run between $40,000-
$60,000. The asbestos abatement recently completed by Veit & Companies was bid at a
lump sum amount of $7,840.

We would recommend award of this work to Brenteson Companies, Inc. for the lump sum
amount of $28,960. If you have any questions regarding this issue, I will be in attendance at
your April 4, 2005 City Council meeting.
