REQUEST
Riverside Development is requesting a rezoning of approximately one acre of
property at the northeast corner of 193rd and Highway 169 from Rle (Single
Family Residential) to PUD (Planned Unit Development).
LOCATION
• Northeast corner of Highway 169 and 193rd Avenue.
ZONING / LAND USE
Rle (Single Family Residential) / MR (Medium Density Residential)

ANALYSIS
Similar to the application for a comprehensive land use plan amendment,
this rezoning request is necessary to accommodate the proposed commercial
development as a PUD. The rezoning to PUD will be an extension of the
current PUD immediately to the south that was established in 1992. The
rezoning to include an additional acre as part of the Hillside PUD is minor
and will not be inconsistent with the Highway 169 corridor. With the
underlying land use designation of HB (Highway Business), this one acre
parcel will be developed as commercial.

• RECOMMENDATION
It is recommended the Planning Commission recommend approval of the
rezoning request by Riverside Development to rezone approximately one acre
of property from Rle (Single Family Residential) to PUD (Planned Unit
Development) based on the following:
1. THE REZONING WILL BE CONSISTENT WITH THE
COMPREHENSIVE LAND USE PLAN DESIGNATION OF HB
(HIGHWAY BUSINESS).
2. THE REZONING IS A MINOR EXTENSION OF THE
EXISTING COMMERCIAL ZONING AND LAND USE
DESIGNATION, AND WILL NOT ADVERSELY IMPACT THE
SURROUNDING PROPERTIES.
3. THE REZONING IS CONSISTENT WITH THE EXISTING
GROWTH MANAGEMENT PLAN WHEREBY COMMERCIAL
IS ANTICIPATED TO BE EXTENDED NORTH TO 197TH
AVENUE.
