Request
Consider a request by ISD #728 for an amendment to their conditional use
permit for construction of a storage building.

Overview
In July 1996 the applicant was granted a conditional use permit for the
maintenance facility and outdoor storage. The approved plan did not include
a storage building. The applicant is requesting an amendment to the
conditional use permit to allow construction of a 65' X 30' (1,950 s.f.) storage
building which will be used to store vehicles.
The building will be located to the rear of the existing building along the west
property line. The proposed location would require removing a portion of the
• existing 6'high chain link fence with slats and existing trees that function as

• a screen between the outdoor storage and the Tescom facility. Where the
building is proposed to be located, the existing fence is setback about 45 feet
at it's closest point and 90 feet at the farthest point. The existing vegetation
extends from the property line to within a couple of feet of the fence. If the
building is located as proposed, it would be setback 25 feet from the property
line and the vegetation would be replaced with the building.
In order to preserve the existing trees, the building should be located within
the confines of the current fenced area.
The proposed building will be concrete block, 22' 6" tall with a 7 foot wide
gray metal band around the top. The building will extend 16' 6" above the
existing fence. The setback requirement is 25 feet from the side property line.
The proposed location meets that requirement.
Some of the trees, installed as part of the project approved in 1996, have died
and should be replaced as part of this project. Should the Commission
recommend approval of the site plan as proposed, additional landscaping
should be install along the west property line to replace the trees removed
due to the location of the building.
• Recommendation
It is recommended the Planning Commission recommend approval ISD
#728's request for an amendment to their conditional use permit to allow
construct of a 1,950 square foot storage building with the following
conditions:
1. The proposed storage building be placed within the confines of the
existing chain link fence.
2. All landscaping installed as part of conditional use permit CU96-10
which has died shall be replaced with trees that meet the size
requirements of the landscape ordinance.
