Lot 1, Block 1, Elk River Crossing 2nd Addition. Zoning/Land Use PUD (Planned Unit Development) / HB (Highway Business) Attachments • Location map • Site plan • Sign elevation • Alternative sign design Overview Jiffy Lube is asking for an amendment to their conditional use permit to allow a freestanding monument sign. The sign will be located at the northeast corner of their property, near the intersection of Zane Street and Main Street. II 13065 Orono Parkway • P.O. At the time of that approval, the exact tenant for the lube facility was not known and no freestanding sign was included for that facility. The location for a freestanding monument sign for Wash and Fill was included on the approved site plan. The Elk River Crossing PUD allows 1 freestanding sign for each freestanding building. Therefore, the proposed sign for Jiffy Lube does not require an amendment to the conditional use permit for the PUD. The proposed location complies with the required 10 foot setback from the Main Street right-of-way and the Zane Street right-of-way. The sign will be 10 feet high and 15 feet wide. The maximum height allowed is 10 feet; there is no maximum width. The Jiffy Lube portion of the sign is an oval, 15 feet wide and 4 feet high. The changeable copy portion of the sign, located underneath the Jiffy Lube portion, is an oval, 12 feet wide and 3 1/2 feet high. The total square footage for the sign is less than the maximum size allowed, which is 100 square feet. The brick base of the sign should be wider so that the sign does not appear to be so top heavy. If the base were 12 feet wide it would be the same width as the changeable copy portion and would be in better proportion to the rest of the sign. Recommendation Staff recommends the Planning Commission recommend approval of Jiffy Lube's request to amend the conditional use permit for Wash and Fill to allow a IDfreestanding monument sign with the following conditions: 1. The applicant applies for a sign permit. 2. The brick base be widened to 12 feet and the cabinet for the changeable copy be a 3 1/2 ` X 12' rectangle. 3.
