Request
The Planning Commission is asked to review a proposed preliminary site plan for a
possible KinderCare on the City-owned Holt and Jackson site.

Overview
• KinderCare is a national corporation specializing in the care of children. They are
strongly interested in the Holt and Jackson site and propose to construct a 10,000
square foot daycare center with associated outdoor play areas as required by state
daycare rules.
Analysis
As with previous proposals for this site, the issue has been preservation of trees. As can
be noted on the site plan, a number of trees will need to be removed if the proposal is
accepted in order to accommodate the outdoor play areas. The representatives from
KinderCare indicated that they tried a number of layouts in order to reduce or eliminate
the impact to the trees but due to the various site constraints, including setbacks and
easements on the property, this was their best location for the proposed building and
outdoor play areas.
Daycares are a conditional use in the C3 Neighborhood Commercial district, so a public
hearing before the Planning Commission and the City Council would be required prior to
execution of a purchase agreement on behalf of the City with KinderCare.
Recommendation
The Planning Commission is asked to provide input to staff to forward to KinderCare
representatives regarding the appropriateness of the proposed site plan.
