Discuss proposed lot size regulations for the R1a (Single Family) zoning district.
Background/Discussion
The Planning Commission and City Council reviewed a submitted concept plat for a one acre subdivision
at the northeast corner of CR 121 (Brook Road) and Monroe Street. The current zoning for that
property is R1a, which requires a minimum lot size of 2 ½ acre. The City Council directed staff to
analyze allowing smaller lots in the R1a district.
Staff met with all city departments to discuss the possible concerns with reducing the lot sizes. The
Building Department’s largest concern was having enough buildable (upland) property for primary and
secondary septic systems and stated one acre was too small. The Engineering Department did not believe
there would be negative impacts on the traffic plans if the density were to be increased. Parks and
Recreation did not believe an increased density would have any negative impact on future park facilities.
Staff is currently considering 1 ½ acres as the minimum lot size in the R1a district. Staff will provided
sample regulations and exhibits during the work session.
