Request to Amend Section 900.08 of the Zoning Ordinance
Regarding Lot Area and Width Standards for Shoreland District
Request
• The Commission is asked to consider a"housekeeping" ordinance amendment to provide
lot area and lot width standards for non-riparian lots adjacent to natural environment lakes.

Analysis
The City has adopted a shoreland ordinance that regulates lot sizes,lot widths and lot areas
for properties adjacent to lakes,rivers and streams within the city limits. During its adoption
the lot width and area requirements for properties adjacent to natural environment lakes
were not included in the version that was adopted by the City. They are, however,
established by the State shoreland standards,which were created in 1989. Attached for the
Commission's consideration is the amended language,which identically mirrors the language
in the State Statute.
Recommendation
Staff recommends that the Planning Commission recommend approval of the amended
language to the City Council.

904.08 -ZONING AND WATER SUPPLY/SANITARY PROVISIONS
1. Lot Area and Width Standards.
The following standards shall apply to all shorelands of the protected
waters listed in Section 904 .06. Where the requirements of the
underlying zoning district as shown on the official zoning map are
more restrictive than those set forth herein, the more restrictive
standards shall apply. The lot area (in square feet) and lot width
standards (in feet) for single, duplex, triplex and quad residential
lots created after the date of enactment of this Ordinance for the
lake and river/stream classifications shall be as follows:
