Location The east side of Auburn Street,south of 205th Avenue at the 203`d Avenue Alignment(20377 Auburn St NW) Lot 5, Block 2 Deerfield 1St Addition Zoning/Land Use Rla(Single Family Residential,2'h acre minimum lot area)/LR(Low Density Residential) Attachments • Location map • Neighborhood drawing • Aerial photo • Letters from neighbors Overview The request consists of running an excavating business out of the home and providing • outside storage for large equipment on the property to the north and east of the existing pole Memo to Planning Commission/L&W LLC (Deano's Collision) December 18th,2001 Page 2 • barn. The equipment includes a truck&trailer,a 215-Backhoe and a D5-Dozer. The truck and trailer,along with one piece of equipment,will typically be gone between the hours of 7:00 am-6:OOpm on weekdays and occasionally on weekends. Analysis Located on the property is a home and a detached pole barn with a lean-to on the north side. The adjacent properties are single-family dwellings. To the north and east of the subject property is a farmstead. Staff visited the site and found that there is adequate screening for the neighboring properties with the existing vegetation. The house and pole barn are set back about twice as far from the road as the surrounding homes. With the combination of vegetation and distance from the road,there are no sight lines to the rear of the home. The farmstead to the north and east is visible from the property so additional screening of the outdoor storage area should be provided. Six of the applicant's neighbors provided letters in favor of approving the Conditional Use Permit. Recommendation Staff recommends that the Planning Commission recommend approval of the Conditional • Use Permit request by Bart Boese for a Home Occupation and Outdoor Storage of Equipment for an excavating business with the following conditions: 1. Provide an improved surface, such as class-5, asphalt or concrete, for the outdoor storage area. 2. If more than 3 pieces of equipment, aside from the truck and trailer, are to be stored outside,the applicant shall apply for an amendment to the Conditional Use Permit. 3.
