Attached please find information describing the revised project and the components of it. Mr. Osberg will be looking for comments from the Commission regarding the revised plan. • S:\PLANNING\Tollefson.doc • Construction Site Meeting Minutes — June 3, 2003 Attending: Phil HaIs, Steve Rohlf, Terry Zajac, Terry Mauer, Bob Ruprecht, Michele McPherson, and Rebecca Haug The following items were discussed for the role of each department for control of construction site erosion: Engineering's Role Review and approve plans for BMPs and erosion control on plats and Commercial/Industrial/Institutional sites Create a list of erosion control measures that may be used since silt fence, sod, and hay bales aren't always the solution for every site. Let developer pick the measure but deny certain control measures when not appropriate for the site ;-• Hold a Pre-Construction meeting to inform developers of plats and large projects of the City's erosion control rules and what will happen if the rules are not followed • Inspect all new plats prior to mass grading • Conduct Site inspection prior to grading to ensure erosion control measures have been installed properly • Ensure that erosion control measures are installed after stormwater structures are built IDPlanning's Role :0. Our proposed concept includes 169 lots detached single family residential lots with a minimum lot width of 65' as measured from the front yard setback. We feel that this proposed development will be an asset to the community for the following reasons: The narrower lots provide a compact and efficient use of the land. The public infrastructure such as sbeets, sewer & water lines, and other utilities are naduced, therefore upkeep and maintenance are minimized. This style of development can result in a traditional neihborhood design where the homes are closer to one another and neihbors can socialize in a comfortable setting. Natural amenities such as wetland, wildlife habitat, and tree cover bless this site. By creating smaller building areas closer to one another, these important amenities can remain in their natural state or • virtually unharmed. Smaller lots can be priced more accordingly to standards found in affordable housing guidelines. We ask that the Planning Comnnismion, City Council, and City Staff review this concept plan with an open mind and offer suggestions on was to make it better. We are presently working with a number of builders on the marketing of this type of development We do have builder interesand have provided some styles of homes that could occur on these lots.
