Will not endanger,injure or detrimentally affect the use and enjoyment of other property in the immediate vicinity or the public health,safety,morals,cum*,=renience or general welfare of the neighborhood or the city. 2. Will be consistent with the cor prehe siw plan. 3. Will not impede the normal and orderly development and imprortment of surroundingurant pm 4. Will be serud adequately by andwill not ac rely affect essential publkfacilities and services including streets,police and fire protection,drainage,refuse disposal,miter and setter systems,parks and schools;and will not,in particular,create traffic congestion or interferenawith traffic on adjacent and neighboring public thoroughfares. 5. Will not in-c olze uses,activities,processes,materials,equipment and conditions of operation that will be detrimental to any persons or property because of excessite traffic,noise,smoke,fumes,glare, odors,dust or vibrations. 6. Will not result in the destruction,loss or damage of a natural,scenic or historic feature of major importanee 7 Will fully comply with all other requirements of this Code,including any applicable requirements and standards for the issuance of a license or permit to establish and operate the proposal use in the cit)'. • If denial of such a permit should occur,it shall accompany recommendations or determinations by findings or a report stating how the proposed use does not comply with the standards set forth in section 30-654. Overview The subject property is located on the west side of Jackson Street and south of 193rd Avenue. The proposed garage would be placed near the southeast corner of the cemetery adjacent to the main entrance drive off of Jackson. The garage will be setback 40 feet from the south property line and 100 feet from Jackson Street. It will be 32-feet wide by 24-feet deep with a 9-foot wide garage door.There will also be a small office area within the garage; the office will have a 3-foot wide door and a window.The exterior of the garage will be vinyl siding.The proposed garage will replace the two existing storage buildings. Recommendation Staff recommends that the Planning Commission recommend approval of the Conditional Use Permit to construct a garage with the following conditions: 1. This new garage would also house a small area where those interested in purchasing burial plots could meet with the cemetery officials without being exposed to the elements (i.e. rain, wind, cold, snow, etc). The garage would be electrically heated and the exterior finished in a manner consistent with surrounding buildings:Vinyl siding, shingle roof, blacktop entry, etc. Further, the proposed garage would be screened from both the south and the west by existing evergreen trees near the site of the garage. There are no residential neighbors to the east and there is remote screening by evergreens to the north, along the northern border of the cemetery. This new facility would replace the two existing sheds (one metal [7.5 x 10], one wooden [8.5 x 14]) currently on the property. • 110
