Approve,by motion,the Conditional Use Permit for a microbrewery at 19050 Industrial Blvd as the
standards set forth in Section 30-654 have been satisfied and with the following condition:
1. The Conditional Use Permit shall not be recorded until the building official and fire marshal have
inspected, and signed off on,the building for compliance with all state and local building codes.
2. All state alcohol licenses and regulations are satisfied.

The property is 1.46 acres in size,has a land use designation of industrial, and is zoned Light Industrial
(I1) where microbreweries require a Conditional Use Permit (CUP). The applicant is seeking a CUP to
operate a microbrewery in a portion of an existing 9,000 square foot industrial building.
Transportation/Circulation
Access to and from the site will occur at the one existing access on Industrial Boulevard. There is
sufficient on-site circulation for the business, customers, and emergency vehicles.
Parking
The building is 9,000 square feet in size with the applicant utilizing approximately 2,600 square feet of the
overall space.
The ordinance states: Manufacturing fabricating general industrial.•six stallsplus one off-street parking space for eacb
500 square feet of floor area.
The floor area of the subject building is 9,000 square feet requiring 18 plus 6 parking stalls for a total of
24 parking stalls. The site has 32 striped parking stalls and what appears to be room for 8-12 more stalls.
Landscaping
The ordinance requires 26 trees for the property. The exiting tree inventory satisfies this requirement.

Applicable Regulation
In approving a Conditional Use Permit,the council may impose such specific conditions with regard to
the development or operation of the proposed use as it considers necessary to satisfy the seven standards
set forth in Section 30-654 and the requirements contained in this article, and to promote compatibility
with and minimize any potentially adverse effects upon adjacent properties, the neighborhood, or the
city.
The issuance of a Conditional Use Permit can be ordered only if the use at the proposed location:

Project Narrative
AEGIR Brewing Company LLC, is proposing to open a microbrewery
manufacturing location at 19050 Industrial Blvd NW #1, Elk River, MN
55330.
This location would not have a taproom connected to it and would be
for production purposes. There would be no signage referencing our
company on the building. There is more than adequate parking to
accommodate the 2-4 people working at the facility at any given time.
Thank you for considering the expansion of our current Elk River
business.
