(The 2019 low density rate is $1,425.93 per dwelling unit) and; Support the City Council requiring a 30 foot wide trail easement along the entire western property line of the subject property. Background/Discussion The subject property is located near the southeast corner of Meadowvale Road and Lander Street (Figure 1) and is 14.97 acres in size. The proposed plat will consist of four undeveloped lots. Parks and Recreation Commission The Neighborhood Parks Service Area text in Chapter 5 of the master plan states, recreation facilities should be developed when 300 or more households within cluster developments or on lots less than 2 acres are located within 1.5 miles of the park. Woodland Trails Regional Park parking lot is approximately ¾ mile away. The subject property does not meet this criteria, therefore staff recommends dedication be paid in the form of cash. Master Trail Plan The Master Plan indicates a trail on the east side of Lander St. The commission should support the City Council requiring a 30 foot wide trail easement along the entire western property line of the subject property.
