Action Requested
Recommend, by motion, park dedication for the Lawatsch Farms be paid for 9 dwelling units at the rate
applicable when the subdivision is released for recording. (This will be $1,425.93/lot at the 2019 low-
density rate)
Background/Discussion
The subject property is located south of County Road 35, north of
189th Avenue, and between Pascal and Troy Streets (Figure 1) and is
17.66 acres in size. The proposed plat will consist of 10 buildable
lots. The lots range in sizes from 1.01 to 2.15 acres in size.
Parks and Recreation Commission
The Neighborhood Parks Service Area text in Chapter 5 of the
master plan states, residential development within the urban service area is at
a density that will support a neighborhood park at a 10-minute walking
distance, or a half-mile service radius. Most areas are well served. Because
the urban service area is largely developed with little vacant land available
to create new parks, emphasis will be on improving connectivity to existing
parks and providing basic neighborhood park facilities as undeveloped
parks become developed.
Meadowvale Heights, Camp Cozy, and an anticipated park in a
development northwest of the subject site across the railroad tracks,
falls within or adjacent to the half mile radius criteria. The subject
property does not meet this criteria, therefore staff recommends
dedication be paid in the form of cash.
