I 75th Avenue Land Use Discussion Attached please find a series of concept land use plans for the 175th Avenue neighborhood. The residents will be in attendance to discuss these land use plans and their suggestions and changes will be incorporated into revised plans for consideration at the July workshop meeting. 3. Discuss Maxsun Furniture Buildina: Materials Maxsun Furniture was approved by the Planning Commission on February 23, 2005. As part of that approval, the building materials were proposed to be comprised of concrete tip- up panels with a combination of a ribbed and stamped finish. I have since been contacted by the builder regarding the panel finish. He has been informed by FabCon that combining the ribbed ftnished with a stamped ftnish, which is hand-done, cannot guarantee a high quality finish. They will be asking the Commission to consider a raked or smooth finish exposed aggregate panel combined with the stamped portion of the panel. They will be in attendance with product samples for the Commission's consideration and approval. 4. Turner Concept Plan Meridian Development has a purchase agreement for the 40-acre Turner site located west of Cleveland Street and southeast of the Miske (River Park) parcel. An aerial photo of the property is noted below. . . . Planning Commission Workshop Memo June 14, 2005 Page 2 The 40 acres has been fanned, therefore there is litde natural vegetation on the site. A large utility corridor traverses the site and there are a number of wedands on the property. A concept plan has been developed for the site and the applicant will be available to discuss this issue with the Commission. 5. Discuss 2005 .;.. 2008 Goals and Objectives Attached please find the revised 2005 - 2008 Goals and Objectives. I received comments back from Commissioners Scott, Offerman, and Westgaard, and written comments from Commissioner Ropp. Staff looks forward to discussing these goals and objectives with the Commission and identifying specific projects the Commission would like to work on. 6. Other Business 6a. - Summer Schedule of Topics Attached please find a tentative summer schedule. We are working on neighborhood concepts for 175th Avenue, East County Road 40, and the Cargill Industrial area. In addition, we have identified other projects that may be included in the workshop agendas. 6b. - Discuss Zone Change Request ZC 05-01. Parcel # 6 and #8 Tabled from the May Regular Meeting Parcel 6 is located adjacent to Bonine Excavating on Meadowvale Road and is comprised of two parcels. . The parcels include a single family home of the American Four Square archetype and two multi-tenant residential buildings. The property is zoned multi-family. It has been selected to be rezoned to Light Industrial, as it has been guided Light Industrial in the Comprehensive Plan. The two parcels total 5.4 acres, but a large portion is wetland. There are townhomes to the east of the two parcels. . Parcel 8 is that parcel located south of 193rd Avenue, north of Elk Lake Road (County Road 1) and between Upland and Proctor Avenues. The intersection of Upland Avenue and County Road 1 is not signalized and has a stop condition for the side street. The NRI notes both areas of Oak woodland-brushland and Altered/ non-native deciduous woodland on the parcel adjacent to Proctor Avenue. The Comprehensive Plan has this area guided for High Density Residential. It is currendy zoned both Community Commercial near Upland, and Single Family Residential near Proctor. There is significant space on the east side for residential development, and given the site constraints of the wedand for the westerly parcel, it may be appropriate for some type of multi-family housing to be located on this site versus commercial.
