Action Requested
Recommend, by motion, park dedication for the plat of Hilltop Woods Estates Second Addition be paid
for one (1) dwelling unit at the rate applicable when the subdivision is released for recording. (This will
be $1,425.93/lot at the 2019 low-density rate)
Background/Discussion
The subject property is located at the end of Victoria Drive (Figure
1) and is 20.16 acres. The proposed plat will consist of one new
buildable lot and one existing lot.
Right-of-way is being platted through the middle of the subject
property for a north/south transportation connection and half of a
right-of-way (30 feet) is being platted along the north side of the
subject property providing an east/west transportation corridor for
future development in the area.
Parks and Recreation Commission
The Neighborhood Parks Service Area text in Chapter 5 of the
master plan states, recreation facilities should be developed when
300 or more households within cluster developments or on lots
less than 2 acres are located within 1.5 miles of the park. The
subject property does not meet this criteria, therefore staff
recommends dedication be paid in the form of cash.
Master Trail Plan
A conceptual connection is shown on the master trail plan that just
touches the northeast corner of the subject property. This
connection can be reviewed when the parcel to the north develops. It is anticipated this desired trail
connection/easement can occur with the other 30 feet of right-of-way in the future.
