Consider a request by STM Development to amend the PUD Agreement for Elk River
Crossing to allow wall signs on two sides of the Taco Johns building.

Overview
The applicant is requesting that the PUD Agreement for Elk River Crossing be amended to
eliminate the freestanding sign and allow wall signs on the north and south elevations for the
interior tenants and three wall signs for the end cap tenants. The current agreement allows
one wall sign and a freestanding sign. The applicant's request is similar to the signage

agreement for the other multi-tenant buildings on Zane Street. The signs on the north side
of the building would help dress up what is the rear of the building.
Planning Commission Meeting
At the Planning Commission meeting held on May 24th, no one spoke at the public hearing.
The applicant explained why they are requesting this amendment. It was an oversight on
their part; signage should have been included as part of the conditional use permit for the
building. The Commission asked if the sign would be illuminated and if the end tenants
would have signs on three sides. The signs will be individual internally illuminated letters and
the end tenants will be able to have three wall signs, one on each side of the building.
Recommendation
The Planning Commission and staff recommend that the City Council approve the request
to amend the Elk River Crossing PUD Agreement to allow wall signs on the north and
south elevations for the interior tenants, three wall signs for the end cap tenants and no
freestanding sign with the following condition:
1. Wall signs shall be sized and located in the spaces as shown on the building
elevations, dated 9/27/04
2. Capital letters shall not exceed 36" high and lower case letters shall not exceed 24"
high.
3. End cap tenants shall be allowed up to three wall signs, one on each side of the
building, in lieu of a monument sign.
