Background/Discussion - The applicant has requested a CUP to amend the CUP approved in CR 33 2016 (CU 16-04), allowing the expansion of the existing dealership, P in order to construct a 1,350 square foot accessory structure. ', w �1- 4L CrIe /• r '- RECEIVED JUN 2 0 2019 MEMORANDUM To: Mayor, City Council and Planning Commissioners From: Stephen Rohlf, Cornerstone Auto Resource Date: June 19, 2019 Subject: Conditional Use Permit for an Accessory Structure - Cornerstone Auto Resource Conditional Use Permit Cornerstone Auto is requesting a conditional use permit to allow a 30 foot by 45 foot accessory structure that will be used as a photo booth. Nearly 90%of all car sales customers review vehicles on line prior to visiting a dealership. Our current photo area is inadequate to handle the quantity and quality of the pictures we need. The interior of the proposed photo booth will be equipped with a"360 Booth". There is a brochure included with this memo. Vehicles will enter one end of the accessory structure and exit the opposite end (no need for backing-up). The 360 Booth provides a semi-circle back ground that pivots around the vehicle on a track, eliminating the need for repositioning it. The 360 Booth also has a diffused lighting system that eliminates lighting "hot spots"from the pictures. The accessory structure proposed to house the 360 Booth will be built with a shingled 4/12 pitched roof and clad with siding. The proposed location for this building meets accessory structure setbacks. It will also help screen our customers from the adjacent truck terminal. The proposed building will only be used for taking picture. No employees will be permanently housed in this building and no new positions will be created. Additional parking should not be required. With the addition of this building Cornerstone will still be within the maximum lot coverage per City Code, so no additional water retention should be required. One tree will be required to be removed to make room for the building, Cornerstone currently has numerous more trees than are required by City Code.
