Action Requested
Recommend, by motion, the balance of park dedication for the plat of Elk Ridge Center Sixth Addition
be paid for sixty (60) dwelling units at the rate applicable when the
subdivision is released for recording.
Background/Discussion
The subject property is within the Elk Ridge Center at the
southwest corner of Highway 169 and 197th Avenue. The applicant
is proposing to construct a 60-unit apartment building.
Park dedication was paid for the parcel back in 2006 as a
commercial lot. The commercial rate, if paid today, would be
$32,800. The rate for high density residential is $4,897.04/unit
which equates to $293,822.40. Crediting the applicant with today’s
commercial value, the balance of park dedication would be
$261,022.40.
It was determined back in 2006 no park land is desired in the
development of Elk Ridge Center. An existing trail is located
along the western edge of the subject site.
