CITY OF ELK RIVER
AN ORDINANCE AMENDING THE CITY OF ELK RIVER
ZONING MAP TO REZONE CERTAIN PROPERTY FROM
Rlc (SINGLE FAMILY RESIDENTIAL) TO
RIb (SINGLE FAMILY RESIDENTIAL)
CASE NO. ZC 94-12
The City Council of the City of Elk River does hereby ordain as follows:
Section 1. The duly adopted Zoning Map of the City of Elk River is
hereby amended to rezone the property described as:
Sandpiper Estates and Sandpiper Estates 2nd Addition
based on the following findings:
e
1. Rezoning the property to RIb will not compromise the integrity
of the proposed land uses.
2. The RIb zoning designation allows for one acre non-sewered
residential parcels to exist until the time that sewer and water is
extended to the subdivision.
3. Deleting Sandpiper Estates and Sandpiper Estates 2nd Addition
from the Western Area Phase II improvements is a change in conditions
which warrants the rezoning.
Section 2. That this Ordinance shall take effect and be in full force from
and after the date of its publication.
Passed and adopted this 21st day of November, 1994, by the City Council of
the City of Elk River.
