Recommend, by motion, park dedication for Weatherly Lot Split Subdivision be paid for X dwelling units as the
rate applicable when the subdivision is released for recording.
Background/Discussion
The subject property, 15.72 acres in size, is zoned R1a and is located on the east of Zebulon and south of 198th
Avenue. The proposed plat will consist of two lots. Parcel 2 (10.72 acres) will contain the existing house and Parcel
1 (5.00 acres) will become a new developable lot, which is eligible for park dedication.
The Neighborhood Parks Service Area text in Chapter 5 of the master plan states, recreation facilities should be
developed when 300 or more households within cluster developments or on lots less than 2 acres are located within 1.5 miles of the
park.
Meadowvale Heights and Woodland Trails fall within the one and a half mile criteria. The subject property does
not meet this criterion; therefore, staff recommends dedication be paid in the form of cash.

No trail or pedestrian connections are shown on the master trail plan near or adjacent to the subject parcel.
