PROPOSAL FOR DESIGN SERVICES
Furniture and Things Community Event Center
To: The Multipurpose Facility Advisory Commission and city staff of Elk River
Your Design Company LLC (YDC) is pleased to submit our proposal for the design and development of
Environmental Graphics Standards for Furniture and Things Community Event Center in Elk River, Minnesota.
It is a compliment to the City of Elk River to be proactive to develop graphic standards for the new multipurpose
community facility (Facility), which include: two premier ice rinks, turf fieldhouse, senior center and
banquet/meeting spaces, which makeup the Furniture and Things Community Event Center.
YDC’s Proposal for Design Services will include creating detailed design standards that will organize and define
the Environmental Graphics Standards and placement for such items as banners, historical displays, shadow
boxes, trophy cases and signage elements that will be considered by community partners such as the Elk River
high school, naming rights consultant, youth organizations and other interested groups.
Our proposal will be organized in the manner below:

1. PROJECT UNDERSTANDING
Banner Signage Design
- Color palette: including primary and secondary colors to use
- Layouts: recommend layouts and sizes per piece
- Typography: font styles and size standards
- Logos/Images: recommend logos/images and their typical placement within the layout
Graphic Imagery Development
- Suggest locations for graphic displays
- Develop graphic ideas based on the initial work completed during the building design phase
- Develop options to allow graphics to be incorporated into the facility over time
Implementation
- Display guidelines: hanging heights and spacing
- Materials: type and thickness
- Methods: recommend hanging and fastener methods
- Placement: recommend location in the building
2. SCOPE OF SERVICES
Your Design Company LLC’s scope of services will include:
- Floor Plans showing location for the different types of graphics, millwork, signage, etc.
- Graphic artwork in Ai file format
- Meetings with facility management, marketing, and interested stakeholders to brainstorm and help
define the scope of the environmental graphics plan.
- Develop a user-friendly design manual to provide to prospective project partners, including advertisers,
youth sports associations, high school/school district, senior center partners, etc.

3. PROFESSIONAL FEES
Professional fees related to the above-mentioned scope of work includes all expenses and will be billed
as a lump sum commensurate with the work completed. YDC’s fees are broken down per phase of work
below:
Floor Plans showing graphic (in ACAD format) $3,500.00
Graphic Artwork Concepts (Banners and Imagery - in Ai format) $4,000.00
Meetings (5 meetings) Myself and signage partner $ 600.00
Design Manual – PDF Format and 1 Colored/Bound Printed Manual $1,500.00
Reimbursable Expenses $ 500.00
Total Proposal Fee (not to exceed) $10,100.00
Your Design Company LLC (YDC) understands that this agreement may be terminated by the Facility upon
not less than 7 days’ written notice to Your Design Company LLC for the Owner’s agreement and without
cause.
In the event of termination not the fault of Your Design Company LLC, then YDC will be compensated for
services performed prior to termination, together with reimbursable expenses then due.
Reimbursable expenses include the following:
- Printing, plotting, and reproduction expenses associated with the project.
- Long distance telephone charges
- Express mail and delivery handling charges for project communications.
- Photographic expenses related to the project.
- Fees paid for securing approval of authorities with jurisdiction over the project.
Please note, to develop Floor Plans for the project, YDC will require the digital files in an AutoCAD 2018
format from the architect of the building. We hope to receive your assistance in obtaining the digital
files.
