Recommend, by motion, park dedication for Wildlife Woods Addition be paid for the final number of dwelling
units at final plat approval at the rate applicable when the subdivision is released for recording.
Background/Discussion
The subject property is about 28 acres in size, is zoned R1a, and is
located west of Tyler Street and north of 193rd Avenue. The current
proposed plat will consist of three buildable lots and two Outlots.
The Neighborhood Parks Service Area text in Chapter 5 of the master
plan states, recreation facilities should be developed when 300 or more households
within cluster developments or on lots less than 2 acres are located within 1.5 miles
of the park.

An existing trail and sidewalk are on 193rd Avenue providing access to
the subject parcel.
