Dear Mr. Klaers:
Per your letter dated July 19,2005 regarding the issue of the status of property values on
lots adjacent to the Trott Brook Farms wetland complex, it is the finding of our
investigation of the land values in that area that we have not attached a greater value to
those building sites.
Therefore, there is no adjustment that can be made for the fact that the wetlands in the
Trott Brook Farm complex have changed in their appearance. For mass appraisal
purposes all lots in the Trott Brook Farm development are currently being valued at the
base value for a city sewer and water building site. The current base value for that
building site in the city urban districtis $58,000, plus $5,000 for sewer and water
availability, for a $63,000 value per building site for the 2005 assessment year.
Currently the market sales ratio indicates that this site value may increase for the next
assessment year, however, if the market should change downward we would react
accordingly.
