Recommend, by motion, park dedication for Tranquil Meadows be paid, at the applicable rate, for the final
number of dwelling units when the subdivision is released for recording.
Background/Discussion
The subject property is 13.23 acres in size, zoned R1c and located at
the northwest corner of the County Road 13 (Twin Lakes Road) and
Tyler Street intersection. The proposed plat consists of 25 lots and
dedicates right-of-way for internal circulation. Lot 5 Block 1 will
contain the existing house and the remaining lots will be new
developable lots, which are eligible for park dedication.
Parks and Recreation Master Plan
The Neighborhood Parks Service Area text in Chapter 5 of the master
plan states, recreation facilities should be developed when 300 or more households
withing cluster developments or on lots less than 2 acres are located within 1.5 miles
of the park.
Parks and Recreation Trail Master Plan
A future trail is planned parallel to the subject property. An
undeveloped park, Royal Valley Park is adjacent to the site.
