Background/Discussion The subject site is located across Twin Lakes Road from the Northstar station and near the Pullman Place assisted living facility. The property is zoned PUD and does not currently allow mini-storage facilities, requiring a PUD amendment. The applicant has provided a thorough narrative describing his project. Staff will review the project during the meeting and solicit feedback from the Commission regarding the proposed mini-storage facility. The applicant is seeking initial feedback prior to moving forward with a formal application. Updated.August 2020 Pullman Station Mini Storage We are asking the City to rezone this property for the purpose of building an 8 building 27,900 sq ft gated access storage facility. We already own a 325 unit facility in Otsego and are looking to expand our operations. The subject property is located just to the NE and right next to the industrial park and abuts the railroad making this a good buffer between the Pullman Place housing developments and the railroad. There would be 24/7 gated (password coded) access. It has been our experience that the traffic count to this type of project is very small.As in our Otsego facility,there's usually only 10-20 cars per day,with the vast majority of that traffic occurring during daytime hours. There will be no employees as this is a family owned business. There is no need for parking stalls as people moving in&out, and the people helping them, park next to their perspective lockers. There will be wrought iron fencing along Twin Lakes Road & 1711t Ln. and Chain Link fencing along the 2 remaining sides of the property.Trees/Shrubbery will be planted as per City requirements. Buildings are to be of wood construction with LP Smartside,50 year exteriors&aluminum soffit and fascia. 1 metal corrugated sign,with vinyl lettering, approx.4'x8'will be installed on the SW property corner of Twin Lakes Rd. At this point in time,there is no outdoor storage proposed, but would like the option open to provide it in the future.This would be along the south property line which would be out of site from the neighborhood. Items being stored would be boat/trailer,travel trailers, etc.The property to the south is all trees and/or railroad so items wouldn't be visible.That area of the adjacent property also is the low spot on the property and would be the probable location for their on site retention pond as well.
