Subject: iBackCheck Sport Therapy/lease space
Cal,
Thank you for meeting this past Monday with myself and Tim Dalton regarding the new lease space.
After this past year of decreased revenue due to COVID, along with building costs that have skyrocketed,I would
appreciate you asking the city council if we can extend the date of the deadline for opening the new lease space for 6
months. My goal is to start construction by August and have a Grand Opening by December.
I am working with Ben Jaremko and ERYHA to have small training groups on one end of the building that will
coordinate with a physical therapy area and transition into medical office space. With all of this in mind, I would.
also like to request a decrease in the cost of the price/square foot from $15 to $10.

Approve, by motion, a lease hold agreement with iBackcheck Sport Therapy.
Background/Discussion
In June of 2019, the City Council approved a Letter of Interest with Dr. Christi Jo Christian to lease 1,000 square
feet of space in the multipurpose facility. The agreement was contingent upon Dr. Christian negotiating a lease by
April 1, 2020.
The impact of COVID-19 created a number of social economic challenges. The Council consented to push back
the lease period after economic uncertainty decreased. To do so, the Council consented to a lease hold agreement
in which the lessor would agree and pay one projected one month's rent to extend the actual lease date.

This letter of intent sets forth a proposal by which the City of Elk River ("Landlord") agrees to lease to Dr. Christi Jo
Christian, iBackCheck Sport Therapy ("Tenant"), 1,000 square feet in the City of Elk River multipurpose facility located at
1000 School St NW, Elk River, Minnesota.
This letter of Intent is contingent upon:
1. Tenant making a $2,120.00 payment to Landlord, within 15 days of the date of this letter, as consideration for
Landlord holding the premises for Tenant's future occupancy; and
2. Landlord and Tenant negotiating a Lease Agreement by 2021, incorporating the following terms:
2.1 Term: Ten (10) years, to commence on the earlier of June 1, 2021, or a date before then selected by
Tenant. Tenant shall give Landlord 30 days' prior notice of such date.
2.2 Permitted Use: General office and physical therapy/medical treatment uses only.
2.3 Monthly Base Rent: $2,120.00.
2.4 Utilities and Taxes: Tenant share of utilities and taxes are included in the monthly base rent.
2.5 Tenant Buildout: This agreement is for shell space only. Tenant is responsible for final lease -space
buildout.
2.6 Premises: 1,000 rentable square feet in the Building as described on the attached plan.
2.7 Public Liability Insurance Limits: $1,000,000.
