Background/Discussion CR33 Case Number LS 21-01 The subject property, 9.03 acres in size, is zoned R-la and is currently a r platted lot. The proposed lot split will create two buildable lots, and the RR splitting of an existing lot is permitted under the ordinance as a Lot Split. Parcel A will retain the existing home and Parcel B will be sold for Hwy io' _ development, both lots meet minimum frontage and size standards. All - cR 12 access for the new buildable parcel will come from the east — Grant Street NW. The buildable lot is eligible for park dedication and the Parks and Recreation Commission recommended cash dedication. /69 Applicable Regulations 1. The proposed subdivision is consistent with the Zoning regulations (article Figure I VI of this chapter) and conforms in all respects with all requirements of this Code, including the honing regulations and this article. The physical characteristics of the site, including but not limited to topography, soils, vegetation, susceptibility to erosion and siltation, susceptibility to flooding and drainage are suitable for the type and density of development and uses contemplated. The proposed subdivision makes adequate provision for water supply, storm drainage, sewage transportation, erosion control and all other services, facilities and improvements otherwise required in this article.
