Park Dedication Natures Edge Business Park

Recommend, by motion, approval of the Preliminary Plat for Natures Edge Business Park Third Addition with the
following conditions:
1. Park dedication shall be paid in the form of cash for approximately 5.84 acres at the City Council
established rate when the addition is released for recording. Staff will determine the final acreage and
amount when the plat is released for recording.
Background/Discussion
The subject properties are 75.69 acres in size, zoned AR (Agricultural
Research) and located north of 165th Avenue east of Highway 10/169.
The proposed plat consists of 3 lots and dedicates right-of-way for
circulation and access to all the lots. Lot 1, Block 1 (5.84 acres) will be
one new developable lot, which is eligible for commercial park
dedication. Two outlots are also being created.
Parks and Recreation Master Plan
The Master Plan does not identify park property in the vicinity of this
plat.
Parks and Recreation Trail Master Plan
A conceptual trail is shown to on this site to connect 166th Avenue on
both sides of the future Gateway Road. Staff recommends the
applicant construct a trail at the same time when the road is built.
