Applicable Regulations In approving a Conditional Use Permit, the council mayT impose such specific conditions �vith regard to the development or operation of the proposed use as it considers necessar�T to satisf�T the seven standards set forth in Section 30-654 and the requirements contained in this article and to promote compatibilit�T with and minimize anyT potentially adverse effects upon adjacent properties, the neighborhood or the cityT. VVith this permit we intend to use our space to board canines in the pre-existing outbuildings. Located East of Cleveland we are in an R-1-a Residential zone. This is typically reserved for agricultural use as well as we are outside any currentTy piannec� uni� c�eveiopment Foca�ions wni%e s�ii� �eing c�ose enoug� to �eYp suppori t.�e community. The main focus is overnight boarding and care, while also offering private dog park access to previous customers. We operate from 8am to 8pm. Sunday to Sunday. Day to day is preriy straight forward here on the f��t. D�gs ��e e�� a�, gg�� p�� cs, �� e�gh�, �, €�, a�� etg��. Pr��ng them with consistency, care, and plenty of distractions while their owners are away. For any new clients we set up meet and greets through out the week. A rneet and greet typically takes about 1�-30 minutes. For these we request that at some point prior to their stay, the owners bring in their pup for introductions and to make sure they will fit our expectations. Our space is set up for 2 parking spaces alongside our second drive. The second driveway is for access directly to the outbuildin�s and is around 280 feet lon�. With an adjacent parking space near the entrance to the dog park. We have plans in place to have Class 2 BufFLimestone put down in the summer of 2022. These plans are in place for erosion control and prafessional aesthetic. We had a screening of our site completed by a Local community service oi�icer in January of 2022. Currently the property does not have any signage. We have talked about plans for a sign, but have made no oi�icial decisions. A signage permit will be submitted when we are ready! Outdoor storage will be unnecessary for the kennel side of our property. All animals, food, and accessories will be stored inside the kennel. Most issues surrounding erosion wiIl be taken care of by adding gravel to the driveway. Half way to the back of the property where the land reaches it's lowest point. The previous owners, and the owners of the property to the south, had a culvert insta.11ed to prevent water from backing up across the property lines. Supplemental Project Narrative K9 Country Club currently boasts 26 repeat customers and 60 five star reviews. We have lived next door to them since this past August, and we didn't even realize they boarded dogs at their house for quite a well because the dogs are so happy and well taken care of that they don't make very much noise. Since Travis and Sophia have e�anded the facilities for the dogs a litde bit recendy, we do see the dogs outside getting exercise and playing in a dog obstacle course Travis and Sophia have built. The dogs a.iways seem very happy and well taken care of. We have two larger dogs of our own that always want to go over to play next door because it looks like such a good time for dogs over there. Travis and Sophia are very responsible and trustworthy neighbors. When we went out of town for a week this past Thanksgiving and asked a relative to look after our chickens and dogs we were so happy that we were able to count on Travis and Sophia to come over a few times as well and make sure that our dogs still had food and water and everything looked like it was fine. We have also been chatting with Sophia and Travis in the backyard sometimes and notice that they are providing some type of special care that a particular dog needs, such as keeping it in separate spaces or attending to grooming needs. We hope that you will perrnit their dog kennel because they are well deserving, responsible, and caring, and we know that all of the dogs boarded there will be very well ta,ken care of. Hopefully some day soon we can board our own dogs over there since all they seem to want to do is go for a visit.
