Action Requested
Approve, by motion, the attached resolution finding the sale of approximately 6.875 acres of the third phase of
Natures Edge Business Park to be Consistent with the Comprehensive Plan.
Background/Discussion
Earlier this year the city received approximately 30 acres of developable industrial land from Cargill. The transfer
was a result of a partnership with Cargill to extend street and utility services to Cargill’s new facility. This
partnership also provided the city with a developable outlot of approximately 28 acres in size.
At this same time, the city also received a letter of interest from GATR Truck Center to purchase approximately
6.875 acres of the outlot immediately adjacent to their current operation. The purchase will support the long-term
growth of their maintenance operations by creating a larger contiguous parcel for development.
GATR’s current facility, along with the land under review, are guided for Business Park uses by the
Comprehensive Plan, and automobile repair operations are allowed as a conditional use in the Business Park
Zoning District. Their final request and configuration will require additional land use applications, platting for
example, and will be reviewed by the Commission in accordance with city procedures.
