Action Requested
Recommend, by motion, an ordinance amendment adding motor vehicle sales as a permitted use in the I-3,
General Industrial, zoning district.
Background/Discussion
The applicant has requested that motor vehicle sales be added as a permitted use in the I-3 (General Industrial)
zoning district. The applicant notes that vehicle sales are permitted in the I-1 (Light Industrial) and I-2 (Medium
Industrial) as conditional uses and that the amendment would make the I-3 district, generally a heavier use
industrial district, consistent with the others.
Staff, in reviewing this request, also compared the request to the C-3, Highway Commercial, district where auto
sales are allowed as a permitted use. Similar uses in the I-3 district include motor vehicle storage (CUP), salvage
yards (CUP), and motor vehicle repair shops (permitted).
Amending the ordinance to allow motor vehicle sales as an allowed use rather than permitting with an IUP, or a
PUD project will allow the use on any parcel within the district. The I-3 district is relatively compact and isolated
in the southeast corner of the community and abuts commercial uses along Highway 10, where auto sales are
allowed.
Based on the above findings, staff recommend amending the ordinance to allow motor vehicle sales as a permitted
use, requiring administrative review rather than a CUP, in the I-3 zoning district.
